Calgary's residential history spans more than a century. Inglewood, the city's oldest neighbourhood, has homes dating back to the 1870s and 1880s. Sunnyside features CPR cottages from the 1880s alongside Edwardian homes from the 1910s. Communities like Crescent Heights, Bridgeland, Hillhurst, and Ramsay developed through the 1920s, 1930s, and 1940s. The postwar boom pushed the city outward through Capitol Hill, Brentwood, and Glendale in the 1950s and 1960s. The 1970s and 1980s brought rapid suburban expansion. Pre-1950s Homes: Inner City Heritage Properties

Calgary's oldest homes have tremendous character and charm. They also carry the highest inspection complexity. Common concerns in homes from this era include knob-and-tube electrical wiring, which is no longer acceptable under current codes and is often uninsurable without upgrades. Original cast iron and galvanized steel plumbing that has reached or exceeded its service life. Foundation movement caused by over a century of Alberta's freeze-thaw cycles and shifting soil. Structural framing and building materials that predate modern standards entirely.

These findings are not always dealbreakers. But every one of them must be clearly understood before any purchase decision is made.

1950s to Late 1980s Homes: Established Neighbourhoods

This era represents a large portion of Calgary's housing stock. Communities like Brentwood, Marlborough, Lakeview, Renfrew, and Forest Lawn fall into this range. Homes from this period commonly present concerns around aluminum wiring, which was widely used during the 1960s and 1970s and requires specific attention due to fire risk when improperly connected. Asbestos-containing materials were standard in construction until the late 1980s, found in insulation, floor tiles, ceiling tiles, and drywall joint compound. Electrical panels from this era are often undersized for modern household demands. Plumbing systems are frequently approaching or past their expected service life.

These are manageable issues when they are properly identified, understood, and clearly communicated before any purchase decision is made.

Post-2000 Newer Communities: Suburban and New Builds

A newer home is not automatically a problem-free home. Calgary's rapid suburban growth produced a high volume of fast-built residential construction, and workmanship deficiencies are not uncommon. In newer builds and communities, we look closely at attic ventilation, which is a chronic issue in post-2000 construction that leads to moisture buildup and premature roof deterioration. We also assess below-grade moisture intrusion in basements and walkouts, HVAC systems and roofing materials showing premature wear, grading and drainage issues around the foundation, and in new construction specifically, deficiencies that were covered by drywall before anyone noticed them.

Calgary experiences dramatic temperature swings, rapid Chinook-driven freeze-thaw cycles through winter, heavy hail seasons in spring and summer, and soil conditions that expand and contract seasonally. These factors directly affect roofing, foundations, exterior cladding, window and door seals, and drainage systems.
